About us

Who is Thankful Realty?

Thankful Realty is an independent real estate group operating with HomeSmart, based in North County San Diego. We help clients buy, sell, build, host, and manage property.

What areas do you serve?

North County San Diego is home base, including Carlsbad, Encinitas, San Marcos, Vista, Oceanside, Escondido, and Fallbrook. We also help clients anywhere they want to go.

What does a first conversation involve?

It is free and pressure free. You tell us what you want, we ask a few questions, and you leave with a clearer plan and next step.

Do you help with more than buying and selling?

Yes. We help with ADUs, permits and city process, land and development, micro resorts and ranch stays, investing, and property management.

Buying

Do I need to be pre-approved before I tour homes?

You can tour without it, but you will move faster with it. Pre-approval shows sellers you are serious and tells you what you can really spend.

How much should I save besides my down payment?

Plan for closing costs, moving costs, and a cushion for repairs. A common goal is several months of expenses saved after closing. Your lender can estimate closing costs for your loan.

Selling

When is the best time to sell in North County?

Spring is often busy, but the best time is when your home is ready and your goals are clear. Local conditions matter more than the calendar.

Should I fix everything before I list?

No. Focus on cleaning, paint, lighting, and small repairs. Skip big remodels unless your agent says the numbers work.

ADU

Can I build an ADU on my lot?

Often yes in California, but it depends on your lot, utilities, access, and local rules. A feasibility check gives you a real answer for your address.

How long does an ADU take from idea to move in?

It varies a lot. Design, plan check, and construction all take time. Complete plans and quick responses to city comments help the most.

Can I rent out my ADU?

Long-term rentals are common. Short-term rentals and owner occupancy rules vary by city and change over time, so confirm for your address.

Permits

What is plan check?

It is the city's review of your plans against building rules. They send comments, you respond, and they review again until the plans are approved.

Why do permits take so long?

Common reasons are missing information, slow replies to comments, and plans that do not match the rules. Experience with the process shortens the road.

Land and ranch

What should I check before buying land?

Zoning, access, water, septic or sewer, power, slope, easements, and fire rules. These decide what you can do and what it will cost.

Can a small ranch make money?

Sometimes, especially when it adds income like farm stays, classes, or events. Run the numbers first. The mini ranch calculator is a good start.

Can I turn one acre into a family compound?

Often in part, depending on zoning, utilities, access, and local rules. Our guide walks through the steps in order.

Rentals

Do I need a property manager?

Not always. A manager helps if you live far away, have limited time, or want a hands off experience.

Are short-term rentals allowed in my city?

Rules differ by city and change over time. Check your city or county rules and any HOA rules before you plan around nightly stays.

Financing

Can I buy a home with zero down?

Some buyers can. Eligible veterans can often use a VA loan with no down payment, and USDA loans offer zero down in eligible areas for qualifying incomes. Read our guide on zero down and low down loans.

How do construction loans work?

A construction loan pays your builder in stages as work is finished and inspected. You usually pay interest only during the build. Our construction loan guide explains the options.

Can I use my home equity to build an ADU?

Many owners do, using a HELOC, home equity loan, or cash-out refinance. Your home is the collateral, so compare the options and the risks.
